When a buyer tours a prospective home there is a lot of emotion involved. They are looking at the future, at their hopes and dreams. Its our job to check that dream and check if a nightmare is lurking beneath it. We adhere to the NY Standards of Practice to vet out your home to the best ability of a visual inspection.
Buying a home is typically the biggest investment you will ever make, so it's important to get a home inspection because the inspector should be able to discover and document defects that may or may not be obvious to you as a prospective buyer. Such defects can range from simple replacements or repairs, to severe damage or safety and health concerns. Additionally, most mortgage companies require a home inspection on a property before approving the home loan. Read InterNACHI’s Top 10 Reasons to Get a Home Inspection.
Based out of Elmira, NY, we service the Finger Lakes Region and Southern Tier of New York. From Binghamton to Hornell and Southport to Geneva.
A home inspection is a visual examination of the home's major structure, systems and components that are visible and safely accessible. In addition to the NY Standards of Practice, as a Certified Professional Inspector we abide by the Standards of Practice set forth by the International Association of Certified Home Inspectors as well.
There is no set cost for a home inspection. The cost will vary based on the size of the home, the location, and the scope of the inspection to be performed, and more. Before the inspection, you will find out what will be included in the inspection and what won't. These details will be outlined in the inspection agreement that you will need to sign prior to the inspection.

You cannot see, smell or taste radon. But it still may be a problem in your home. When you breathe air containing radon, you increase your risk of getting lung cancer. In fact, the Surgeon General of the United States has warned that radon is the second leading cause of lung cancer in the United States today.
You should test for radon.
Testing is the only way to find out your home's radon levels. The EPA and the Surgeon General recommend testing all homes below the third floor for radon.
Radon testing is simple and non-invasive. We will place sample canisters appropriately and collect them at the end of the test period and send them to a lab for processing. For more information regarding radon visit this NY RADON FAQ page.
VA and FHA mortgage lenders typically require sample collection by a third party. We are happy to collect the sample and deliver to a Certified Lab. Contact us for rates.
